Four Families Move Into Their New Blue Cay Estate Homes

It all started with a vision by Windward Development Company to take a raw piece of land and create an unprecedented luxury yachting community. 

And now, after years of planning and developing, their vision – Blue Cay Estate –  has come to fruition. 

Development of the 14.5-acre property began two years ago. A canal was built down the center and a new stretch of beach constructed to create 12 canalfront properties and 4 beachfront homes.

The unique design ethos of Blue Cay allows the community to stand out among the architectural landscape of Providenciales. Contemporary homes with a Caribbean feel, have been designed to optimize the lifestyle of the islands. Large, open spaces that feature 10-foot tall floor to ceiling window systems were created to allow residents to appreciate, experience, and observe nature from all areas of their home.

Designed as a managed and gated boating community, the first of its kind here on Provo, each of the 16 homesites has its own dedicated boat dock. By giving each homeowner their own boat dock right on their doorstep, Blue Cay Estate offers something unique in TCI.

The community’s canal links it to the Leeward Channel connecting residents to premier yachting, fishing, bone fishing, and diving areas of Providenciales and the nearby uninhabited cays.

Blee Halligan Architects of London came to Providenciales specifically to design the plans for each of the homes. Two floorplans exist for the canalfront homes with 4 bedroom 4.5 bath homes consisting of approximately 3,500 square feet of roofed living space. Two further plans with 5 bedrooms and 5.5 bathrooms over 5,500 square feet have been drawn up to choose from for the beachfront homes. The architects strive to design homes that pair functionality with refreshingly contemporary architecture, seamlessly linking living spaces and bedrooms with nature.

The Courtyard House brings nature right into the home with a glassed courtyard, reflecting pool, and private terrace hovering above the waterline. A generous Master Suite that includes a private terrace with daybeds and a firepit provides a romantic way to enjoy the tranquility of Blue Cay. The kitchen and dining space wrap around the pool, which appears to indent the home as reflections dance in the Pool Lounge and Grand Room.

The Parallel House design features wide open living spaces by minimizing pure circulation spaces. The Grand Room, Kitchen and Dining areas are interconnected to create one large living and entertainment space. The outdoors is seamlessly merged with the interior of the home through carefully detailed landscaping and the use of roof lights and full height windows that bathe the interior in daylight.

From a sales standpoint, Blue Cay has been a tremendous success. Thirteen of the sixteen homesites have already been sold. Four canal-front home owners have moved into their new residences, with 3 more villas are to be completed by the end of March. Completion of the entire community is expected in the first half of 2019.
