All home sites have the option of individual docks with a length of approx. 40ft and 6ft of draft (at Mean Low Tide). Owners benefit from long-term value protection thanks to consistency of design and upkeep through architectural covenants and by-laws. International quality of home design by Blee Halligan Architects and construction offered with turn-key villas featuring two canalfront and two beachfront home designs to chose from.
London-based architects Blee Halligan, with offices now on Providenciales, have paired functional flexibility with unexpectedly striking architecture. Immersing themselves in the site, the designers have embraced the varying qualities of light, the prevailing breezes and the intricacies of the site-specific natural landscape.
The architecture of each of the house designs is an ‘unfolding story’, a journey of exciting spaces and uses. From driveway to front door, to Foyer, to Grand Room and through to the landscaped gardens and elegant outdoor living terraces beyond.
The overarching Master Plan of four house types represents an architectural ‘family’. The homes use a consistent, robust and high quality palette of materials in order to create an elegant composition of dwellings that are subtly different but when brought together create a beautiful, unified whole: The Blue Cay Estate.
Consisting of 16 exclusive home sites ranging from 0.68 to 0.84 acres, the gated Blue Cay Estate redefines Leeward waterfront living. 12 canalfront homes and 4 beachfront homes, each featuring their own dedicated boat dock, make Blue Cay Estate a haven for yachting and watersports lovers.
On each side of the Blue Cay canal, 8 lots are accessed through one of the two estate’s gates. All utilities are provided to the homes under ground, dock designs are standardized and community guidelines secure the longterm value of the development.
The iconic beachfront Panorama ‘Y’ House is designed as a collage of spaces, from the entrance to the primary rear facade of the house, which opens up to embrace the panoramic views of nature and to draw them into the interior living spaces. The home essentially becomes an extension of the untouched natural environment surrounding Blue Cay Estate.
Sitting centrally on plan, the primary living and entertaining spaces expand dramatically as you enter the house, capturing the external landscaped gardens from a wide, panoramic and fully glazed rear elevation. Accessed via full-height sliding glass doors, the Grand Room opens out onto an impressive covered terrace, flanking the infinity edged pool and sun decks. Once opened, the shaded pool terrace becomes an intrinsic part of the living room. An unparalleled indoor / outdoor experience and entertainment area is created, which offers a multitude of shaded relaxation spaces surrounding the pool.
Alongside the Grand Room – consisting of a Foyer, Library, Office, Bar and Fire-pit Lounge – a spectacular ground floor Master Suite projects out into the landscape, offering 180 degree views to the tranquil exterior living spaces and to the beach beyond. Two further en-suite bedrooms run alongside the Grand Room, each with secluded outdoor living terraces, outdoor showers and private fire pits.
Angled towards the sea, the Kitchen and Dining Room reach out into the landscaped gardens. The Kitchen features a signature stone clad island and protruding bench seat – a place to relax and unwind. Full height sliding doors open out onto a covered dining space with inbuilt bench seat and BBQ.
In addition, a powder room, full size utility room, Multimedia / Office space and a fifth bedroom with ensuite and private terrace are accessed directly from the living spaces.
At second floor level, a spacious Grand Master Suite provides the perfect environment for peaceful relaxation and for a private Caribbean living experience, capturing the best unobstructed vistas of the beach, boat dock, Mangrove Cay and sea beyond from a substantial outdoor terrace with in-built fire pit, daybeds and frameless glass balustrade.
On these prominent sites with access to the beach as well as a boat dock, the Pavilion House orientates itself in two directions – front to back towards the beach and at 90 degrees to the Blue Cay canal and dock. Three generous master suite bedrooms face the beach in this home design, one on the ground floor and two providing stunning views of Mangrove Cay and beyond from the second floor.
The approach from the entrance features an elegant, symmetrical facade with low pitched cedar shingle roof lines. Two single storey ‘Water Pavilions’ contain elegant fourth and fifth bedrooms, to each side of the Grand Foyer. Each guest bedroom benefits from exciting views directly out over reflecting pools that form the heart of the home. Bedroom Four offers a grand guest suite facing the dock and canal.
On entry, the foyer narrows into a fully glazed lobby, acting as an experiential bridge accessing the Grand Room, Kitchen and Dining spaces. These rooms – expanding across a generous, glazed facade – have full height doors leading out to the covered terraces and infinity edged pool, projecting out towards the beach and sea. Glazing to the courtyards allows views back to the reflecting pools from the Grand Room.
At Second Floor Level, two spacious Master Suites and a gym room or office offer an elevated private living experience. Private lounges with bathtubs set against picture windows lead into vaulted bedroom spaces containing generous closet spaces, double vanities and generous showers. One Master Suite further benefits from a 38’ wrap-around balcony, including an outdoor showers, integrated day-beds and fire-pits.
The architecture of the Courtyard House embraces nature and brings it right into the centre of the home with a glassed courtyard, reflecting pool and private terrace, hovering above the waterline. The circulation space passes alongside, connecting the living spaces and ground floor bedrooms. A gentle change of levels enhances the concept of an ‘internal landscape’, which seamlessly integrates with the natural environment beyond.
At the end of the journey through the house, the view opens up to the outside living terraces. The pool appears to indent the home plan, bringing water and dancing reflections into the Pool Lounge and Grand Room. This creates a distinctly beautiful Kitchen and Dining space, wrapping around the pool, with an integrated bench seat and accessing the covered outdoor dining area with a bespoke BBQ.
Full-height sliding glass doors allow one to move conveniently between inside and outside spaces. The interlinked inside and outside areas offer perfect environments for entertaining, relaxing or just enjoying the sea breeze.
The open kitchen and dining room layout is highlighted by a natural stone kitchen island with waterfall edges. State-of-the-art appliances ensure an ideal living environment.
Accessed via an elegant, private staircase the Master Suite is a generous and peaceful environment in which to relax. Vaulted ceilings, an ensuite bath with double vanities, a Dressing Room and a private external terrace accessed via pocket sliding doors make this space unique. The terrace features frameless glass balustrades incorporating day beds and a private fire pit – a truly romantic and private space for enjoying the tranquility of Blue Cay Estate.
On the outside, the home features an elegant palette of materials including cedar shingle pitched roofs, coral stone lintels above the windows and also Blee Halligan’s signature ‘blade corner window’ detail which reduces the visible obtrusion to a minimum and allows an exceptional view.
The Parallel House provides an exceptional experience of connected internal living spaces. The architects have designed a home of ‘Transitional Experience’. Pure circulation space is kept to a minimum and corridors have been widened to become living spaces, in their own right.
Upon entering, a large frameless roof light allows daylight to fall into the centre of the house with a clear view of the blue skies. The vista beyond is unobstructed from the entrance through the landscaped gardens to the canal beyond. Accessed from this Foyer space are two generous bedrooms with private terraces, each with ensuite bathrooms. One of the bedrooms incorporates a vaulted ceiling and outdoor shower. Places to enjoy seclusion in complete privacy.
Beyond, the Grand Room and Kitchen / Dining areas are fluidly interconnected as one large space for living and entertaining. The landscaping has been introduced right up against the rear window-façade with a feature tree, emphasizing the sense that this home embraces nature. The Dining Room wraps around the landscape and pool, and incorporates a bench seat, both inside and outside.
The dining space meshes the interior with the exterior seamlessly. Covered and shaded outdoor terraces provide places to relax, dine or entertain, all accessed via full height sliding glass doors that allow the outside to fluidly integrate with the interior living areas.
At the heart of the plan, a grand, bespoke staircase rises with a ‘double step’ library shelving design. The staircase appears to be floating from the landing onwards – an elegant structure which allows daylight to fall from the second to the ground floor.
At second floor level, a lobby – accessing the Grand Master and Master Suites – is bathed in natural daylight via a full height window. The suites both offer unobstructed views over private terraces to the wide Blue Cay canal. Each Suite incorporates private lounges, vaulted ceilings and sliding doors that retract into the external wall to provide a relaxing and private indoor / outdoor experience.
In addition, the Grand Master Suite features a signature bathtub or alternatively a floating concrete office desk, set against a picture window that provides an elevated ‘tree house’ experience into the canopy of the feature tree.
Shaded terraces with frameless glass balustrades and a fire pit provide an exciting space in which to linger, relax and enjoy the view of the setting sun.
